What Is Epoxy Floor Coating?

Epoxy creates a protective barrier over the concrete. It’s extremely resistant to chemical spills, abrasion from forklifts, and heavy foot traffic. However, the coating can delaminate if the substrate isn’t properly prepared, and it can yellow or become brittle over time when exposed to UV light.

Polished concrete, by contrast, is the concrete. There’s no coating to peel or delaminate. A properly polished floor can last decades with minimal intervention. It’s also dust-proofed during the densification process, making it hygienic and easy to clean.

Verdict: For heavy industrial environments with chemical exposure, epoxy wins. For long-term durability with minimal upkeep, polished concrete has the edge.

Maintenance Requirements

Epoxy floors are easy to clean — a mop and mild detergent handles most messes. However, scratches and chips in the coating are visible and, if left unaddressed, can allow moisture to get under the coating and cause delamination. Every 5–10 years, a recoat or topcoat refresh may be needed.

Polished concrete requires even less maintenance. Regular sweeping and occasional mopping is all that’s needed. Periodic re-application of a concrete guard or densifier (every few years) keeps the surface sealed and protected. There’s no coating to crack or peel.

Verdict: Polished concrete wins on long-term maintenance simplicity.

Cost Comparison

In Vancouver, you can generally expect:

  • Epoxy floor coating: CA$3–8 per square foot installed, depending on system thickness and preparation requirements
  • Polished concrete: CA$3–10 per square foot, depending on the level of sheen and any densification or guard products applied

The cost ranges overlap significantly. The key variable is the condition of your existing concrete slab. If extensive crack repair or surface preparation is needed, both options will cost more.

Aesthetics

Epoxy comes in a wide range of colours and can incorporate flakes, metallic pigments, or custom designs. It’s highly customizable and can match brand colours or create specific visual effects.

Polished concrete has a more natural, sophisticated look — the aggregate and character of the concrete show through. Many designers and architects prefer it for modern commercial interiors. However, the colour palette is limited to the natural grey tones of concrete, with some variation possible through staining.
