Occupied Parkades Require More Than a Coating Crew
Water, chloride exposure, traffic and movement can damage concrete, reinforcing steel, joints and existing membranes. Applying a coating over deteriorated concrete does not correct the underlying problem.
Miyagi Construction coordinates repair zones, dust control, access, curing and reopening while completing the structural and waterproofing work beneath the final surface. The scope can include concrete removal and replacement, reinforcing-steel treatment, crack injection, drains, sealants, traffic membranes and post-tension cable repairs.

Survey
Review drawings, sounding information, leakage, traffic routes, repairs, joints and membrane condition.
Phase
Establish work zones, barriers, dust controls, parking impacts, access routes and reopening milestones.
Restore
Complete concrete, reinforcing-steel, injection, PT, joint and drain work before surface protection.
Protect
Install the specified waterproofing or traffic system, inspect the work and reopen after required cure.
Concrete Repair With Galvanic Protection
A confidential healthcare-facility project completed in controlled repair zones while protecting surrounding parkade operations.
Repairing the Cause Below the Surface
Deteriorated concrete was removed to expose affected reinforcing steel. The repair area and steel were cleaned and prepared, supplemental reinforcement was installed where required, and Galvashield XP embedded galvanic anodes were secured adjacent to the existing reinforcement to help address corrosion activity at the repair perimeter.
The repair was reinstated using the specified concrete-repair materials and finishing requirements. Work areas were isolated and reopened in phases only after the repair materials achieved the required cure. The client and facility name remain confidential.

Occupied Parkade Restoration FAQ
Can a parkade remain open during restoration?
Often, parts of the parkade can remain operational while isolated work zones are completed. The feasibility depends on traffic routes, repair locations, dust controls, cure times and emergency access.
Can a new traffic coating be installed over damaged concrete?
Unsound concrete, active cracks, failed joints and incompatible existing coatings must be addressed first. A membrane should not be used to hide deterioration below the surface.
How long before repaired areas reopen?
Reopening depends on repair depth, material, temperature, membrane layers and intended traffic. Each phase is scheduled around the required cure and inspection time.
Do you repair post-tension cables during parkade projects?
Yes. Miyagi provides post-tension investigation, testing, repair and replacement services where required. PT work should follow engineering direction and must be coordinated before concrete removal.
Do you install complete traffic-deck systems?
Yes. Miyagi installs specified traffic membranes, ramp and deck coatings, crack details, sealants and terminations, together with the necessary concrete repairs.
